Introducing City Centre

With prime access to regional and national transportation and exceptional coastal amenities, City Centre Warwick offers a development opportunity that you won't find anywhere else. The site encompasses more than 100 acres in and around Rhode Island T.F. Green International Airport, the InterLink intermodal commuter rail station, and Interstate Routes 95 and 295. Embedded within a sustainable walking community will be a dense, mixed use of commercial, office, hospitality and residential space. Offering something for everyone, City Centre Warwick creates an urban experience that is active, affordable and attractive to business development, employers and residents alike.

City Centre Warwick is a targeted area of redevelopment and revitalization that leverages the substantial public investment made in the expansion of Rhode Island T.F. Green International Airport and the InterLink intermodal transportation center with our strategic location to Providence and between the regional commercial centers of Boston and New York. This transformative opportunity is unmatched in the State, offering a regional “value” option complementing business opportunities in Providence while offering efficiency and travel convenience to Boston for developers.

City Centre Warwick is driven by a Master Plan as well as a collaborative that unites City, State and Federal agencies in an effort to pool resources and build cooperation that demonstrates the long-term commitment that is necessary for establishing a foundation of trust with area property owners and private sector interests. City Centre Warwick includes special zoning enhancements that provide soft advantages for locating a business in this area, such as higher density and structure height allowances for zero setback, reduced parking and flexible mixed uses allowed by-right, all enveloped within a streamlined permitting process. Tax Stabilization Agreements are also offered for qualified projects.

Minutes from Greenwich Bay and the City’s 39 miles of coastline, City Centre Warwick is located in the geographic center of the State with commuter rail access to Boston provided by MBTA. Fashioning this community as a convenient, affordable and accessible place to live, work and play, City Centre Warwick will afford its residents a pedestrian-friendly, multi-modal transportation and lively mixed-use community.

Getting here couldn't be any easier. Whether traveling by plane, car, train or bus, you have direct access to City Centre Warwick. In the heart of the district is Rhode Island T.F. Green International Airport, named one of the top five airports in the United States by Travel + Leisure readers, one of the "Best Small Airports" for 2020 in USA Today's Readers' Choice Awards, and 4th "Best Airport" in the United States by Conde Nast Traveler Readers' Choice Awards. The airport is integrated into the district via the InterLink, an intermodal facility utilizing an elegant skywalk to connect the airport to a commuter rail station and rental car facility. Combined with its direct highway access to Interstate 95, the district provides seamless connections for travelers.
